Florida Property Tax Discounts

We are continuing our series of articles discussing some of the different types of property tax discounts individuals aged 65 and older and/or those with special circumstances can take advantage of in the state of Florida.

Our previous article covered the standard homestead property tax exemption which is open to all Florida residents who own a primary residence in the state that is worth at least $75,000. We also covered the additional $500 exemption that is available to some widows and widowers. Today, we will look at two more Florida property tax discounts that may apply to you.

Disability Exemptions

There are two types of homestead exemptions that apply to individuals with disabilities. One allows homesteaded real estate that is owned by an individual with quadriplegia to be exempt from ad-valorem taxes, which are essentially taxes that are assessed based on the value of the property. Individuals without quadriplegia but have been classified as paraplegic, hemiplegic, or totally disabled may be eligible for the same tax exemption if they meet adjusted gross income requirements.

Assessment Reductions for Your Children and Grandchildren

Florida has a special exemption for individuals who plan to build an addition to their home to accommodate a parent or grandparent. The addition must be properly permitted and the person residing in the added space must be at least 62 years old. If all requirements are met, the homeowner can apply for an exemption of up to 20% of the homestead value to cover the cost of the construction.
